We are now in an era of digital tribalism where the big players, Zillow, Compass, and Redfin, are drawing lines in the sand. You might find a house on one app but it is totally missing from another. In April 2025, NAR updated its Clear Cooperation policy to allow agents and sellers to delay comprehensive marketing in favor of off-market or "coming soon" listing practices. That one policy change opened a door that the major players sprinted through. In February 2026, Compass announced a major partnership with Redfin and Rocket Companies, meaning Compass's "Private Exclusives" and "Coming Soon" listings would be syndicated directly to Redfin rather than displayed on Zillow.
Zillow fired back. On March 17, 2026, Zillow launched Zillow Preview, a pre-market listing option that makes "coming soon" homes publicly visible on Zillow and Trulia, with initial partners including Keller Williams, REMAX, HomeServices of America, Side, and United Real Estate. eXp Realty separately signed deals with Realtor.com, Homes.com, and ComeHome.com on their own pre-marketing syndication agreement.
In just a few weeks, the industry went from one universal system to a fragmented landscape where which portal a buyer uses determines which homes they can even see.
What This Means for Agents Right Now
The implications of all this are bigger than most agents realize.
Your listings may not be reaching every buyer. Depending on which portals your brokerage has agreements with, your pre-market listings may be showing up on Redfin but not Zillow, or on Zillow but not Realtor.com. Buyers are not all using the same platform. If your listing is only on some of them, you are missing a portion of the interested buyer pool, and so is your seller.
The "Coming Soon" window is a showing opportunity. A Coming Soon listing is building demand before the home is officially active. Buyers who see it are going to want to get in early.
