Mid-June is peak season, and the numbers back it up. The 30-year fixed mortgage rate has been holding in the mid-6 percent range per Freddie Mac, and Redfin reported pending home sales hit their highest level in nearly four years at the start of May. Active inventory hit 1.47 million units in April per NAR, the highest April reading since 2020, so buyers finally have something to choose from. The median existing home is selling in 32 days with 2.2 offers per listing. The market is moving, but it is not the frenzy of 2021. Translation: the buyers you are seeing this week are real and they are taking their time. Speed and reliability win deals right now.
