The catch is that holiday access can get complicated. If you are covering a property or having someone cover yours, get every detail in writing before Friday: lockbox codes, gate access, pet protocols, neighbor sensitivities. Reaching the listing agent on the 4th itself is harder than any other day of the year.

Listings, new inventory, and closings all dip around the holiday per Altos Research, but the buyers who do come out are the most motivated ones on the calendar. Active inventory is above 1 million listings nationally per Realtor.com and rates are holding in the mid-6s per Freddie Mac, so anyone scheduling a showing on a holiday weekend is signaling real intent. Agents who cover those Friday-through-Sunday windows tend to convert at outsized rates because the competition disappears.
